Why should I buy land?

Owning land offers countless benefits, making it one of the most valuable and versatile investments you can make. Whether your dream is to create a weekend getaway, build a home, or have a space for off-grid living, land provides a unique opportunity to make your vision a reality. Unlike stocks, land is a finite resource—it’s something no one can produce more of, which adds to its long-term value.

Does the property have utilities?

If utilities are available, we’ll include that information in the property listing. If you don’t see it mentioned, it means we’re not aware of any utilities on the property. To confirm or get more details, we suggest reaching out to the county assessor. Be sure to have the APN, which you can find on our listing page.

Can I visit the land before purchasing it?

Yes, you’re more than welcome to visit the property on your own! While we’re unable to meet you there in person, we’ll gladly provide you with the precise GPS coordinates/google maps link to help you find it easily.

Do I need a bank loan or credit check?

Not at all! While banks and finance companies have tightened their lending requirements, purchasing land from June Acres is a much simpler process. 

Since I own the property and handle the financing myself, I get to make the approval decisions. If you can afford the down payment, you’re already approved—no credit check, no bank qualifying, and no piles of paperwork to worry about.

Without the delays of a traditional credit approval process, you can take ownership of your property in as little as one week.

How does the money back guarentee work?

If for any reason you’re not completely satisfied with the property you purchased from us within 90 days of closing, you can return it, and we’ll refund every dollar you’ve paid for the property. Alternatively, if you’d prefer, we’ll work with you to find another property that better fits your needs. Should you choose a different property, all the money you’ve already invested in the first one will be immediately applied to the new property.

How much are property taxes?

The cost of property taxes depends on the location, but since most of our land is undeveloped, the county usually sets taxes at a minimal rate. If you’re interested in a specific property, we’ll gladly share the most up-to-date tax details with you.

What are acceptable forms of payment?

​For cash purchases, we accept the following payment methods:

  • Cashier’s checks

  • Wire transfers

  • Credit or debit cards

For sales with owner financing (also known as “terms”):

  • The down payment and document fee can be paid using a credit or debit card.

  • Monthly payments will be set up through an automatic payment system, which requires a checking or savings account with ACH capabilities.

Is there a survey of the property?

​The property was surveyed and marked with stakes some time ago, and you can request a copy of that survey from the county. While the metal stakes are still on the property, they’ve likely become buried over time. To find them, you’d need a metal detector. That’s why we offer the GPS coordinates for all four corners of the property, allowing you to easily enter them into your phone and walk directly to each corner if you’d like.

What kind of deed do you offer?

We transfer ownership using Warranty Deeds, which offer the highest level of title protection available. All properties we sell come with a free and clear title, free of liens or encumbrances, and with all property taxes and any applicable association fees fully paid and up to date at the time of sale.

Do I need an attorney or real estate agent?

The choice is yours. Our buying process is simple, and the documents we provide are typically easy to understand. However, if you’d feel more at ease having an attorney review them, we fully encourage you to do so.

How do I find out about land use or building regulations?

We share the zoning and land use information for each property to the best of our knowledge. However, we encourage you to conduct your own research as well. The most reliable way to get precise details is by reaching out to the county’s planning and zoning department for the area where the property is located. They can provide specific information on how the property can be used and what types of structures can be built. You’ll need the APN, which can be found on our listing page.
